VA Loans are exclusively for active duty and honorably discharged veterans of the U.S. Armed Forces. Unlike FHA which is a government insured program, VA Loans are a benefit for our nations Veterans.
VA Loans are available with adjustable and fixed rate options. Although in today's low interest rate environment nearly all VA Loans are fixed. VA Loans offer a variety of terms including, 10, 15, 20, 25 and 30 years. For refinances, you may select "odd years" like 12 or 26 to pay your home off faster and reduce interest costs.
The primary benefit of VA Loans is 0% down for home purchases to $1.5 Million and 100% financing for refinances. In fact a home seller may pay all of an eligible veteran's closing costs plus 4% for additional seller concessions. Seller concessions can even be used to pay off debts or taxes to qualify!
Eligible veterans may borrower up to 100% of their home's value for home improvement, debt consolidation or any other purpose. If you currently have a VA Loan, you may be eligible for a VA Interest Rate Reduction Refinance Loan (IRRRL) IRRRL loans do not require an appraisal, income or credit check.
Eligible veterans who do not want to put money down or refinance to 100% of their homes value.
You must have at least a 500 credit score (no credit score programs available) and good credit with no derogatory credit within the preceding 12 months and stable income.
