Pre-Qualification

Pre-Qualification is the first step in the home buying process.  We will conduct a brief interview to determine how much.   We'll ask you questions about your income, credit history and assets to determine how much you qualify for and the likely loan program you qualify for.  determine   This is service is free and there's no obligation.   

Pre-Approval

Pre-Approval is more detailed than pre-qualification.  We take a complete loan application and collect the necessary documentation to approve your loan.  Including; income documentation (pay stubs/W2s and/or tax returns), assets (bank statements and retirement accounts),  and your credit report.  We submit your documents to an underwriter for approval.  If you are working with a Realtor, your Realtor will ask you to get pre-approved. In today's competitive home buying market, sellers will want to see a pre-approval letter with your offer. This is a free service we offer to our clients.

Available Loan Programs

We offer a wide variety of loan programs to meet your needs.  Whether you have  perfect credit or not so perfect our team will work with you to design the right program for you, with a competitive rate and a payment you can afford.  We have many special programs for clients with difficult to prove income or past credit problems.  Below are a few of the many programs we offer: 


  • $0 Down Programs- We offer a variety of loan and grant programs.  Our most popular programs offer a grant of up to 3.5% with NO REPAYMENT required.  Some restrictions apply and most will qualify.  
  • Convention/Jumbo Prime- Good to excellent credit is required as well as a 20% down payment.  You can put as little  3%, 5% or 10% with slightly higher rates and some restrictions may apply.
  • FHA/VA- These programs are perfect for clients with a low or no (VA only) down payment.  In fact, your down payment can come entirely from a gift.  
  • Self-Employed- Our team is highly skilled at working with self employed clients.  We are expert in documenting income to get you the best rate possible with the least amount of hassle.
  • No Income Documentation- Some clients do not want to document their income or in rare cases cannot.  We have you covered.  Call or inquire online for details.
  • Investor-Rental Loans- We have several options for investor clients including no personal income documentation requirements.
